Westvale at a glance

The City's neighbourhood association list includes the Westvale Community Association in Ward 1 (Southwest). Westvale also has a district plan; the Official Plan's table of approved district plans includes it, and explains that district plans set out in more detail how Official Plan designations apply, such as housing types by land block, parks and community facilities. To see what the Westvale plan allows on a particular street, ask the City's planning staff for the plan and the zoning that applies to the address.

What to look for in Westvale housing

This page names no specific development, because none is confirmed here by the City, a builder or a condominium corporation. Do not rely on a listing description for the ownership type.

  • Freehold or condominium. A townhouse can be either. A condominium townhouse has common expenses and a corporation with rules and a reserve fund; ask for the status certificate (the Condominium Authority of Ontario says the corporation may charge up to $100 and must provide it within 10 days). See the condo buying guide.
  • Stairs and layout. Count steps at the entrance and whether the main floor holds a bedroom and full bathroom. The home types comparison goes through the trade-offs.
  • Age and condition. The district plan dates from 1978, according to the Official Plan's table, so many homes are of that era. See preparing an older Waterloo home to sell if you are the seller.
