The City's open data lists Columbia Forest, Laurel Creek and Laurelwood among Waterloo's 45 neighbourhood association areas, all in Ward 2, named Northwest in the City's ward layer. Smaller homes to look for in Laurelwood and Columbia Forest

The City does not publish which condominiums or bungalow townhouses are here, so none are named. Sort each home you tour into freehold, condominium or rental and ask accordingly.

  • Condominium. Request the status certificate. The Condo Authority of Ontario says the corporation may charge up to $100 including taxes and must provide it within 10 days. Read the reserve fund statement and any special assessments.
  • Freehold. Ask about entrance steps, a main-floor bedroom and laundry, and the age of the roof and furnace.
  • Retirement and care residences. The City's Older Adult Housing Directory lists several residences in or near these areas, among them Court at Laurelwood Retirement Residence and Extendicare Columbia Forest. These are retirement or care operations, not home ownership; read their own sites for what they offer.

Waterloo has no hospital. Waterloo Regional Health Network runs WRHN @ Midtown at 835 King St W and WRHN @ Queen's Blvd at 911 Queen's Blvd in Kitchener, both listed with emergency care. See the WRHN site.

  • City parks. The City's parks data lists Laurelwood Park, Laurel Creek Forest, Old Oak Park, Trillium Valley Park and White Cedar Forest in these areas.
  • Laurel Creek Conservation Area. GRCA describes it as open year round at 625 Westmount Road North, with a reservoir for paddling, a sandy beach that is unpatrolled, about six kilometres of hiking trails and camping from May 1 to October 15. Read GRCA's page for fees and rules.

Flooding, winter and insurance near Laurel Creek

The City's Official Plan names one Special Policy Area, the Laurel/Clair Special Policy Area, where changes need approval from the Province, the City and the Grand River Conservation Authority. That says nothing about any single address, so look yours up on GRCA Map Your Property. GRCA says its regulation applies whether or not an area is mapped.

  • The Insurance Bureau of Canada says overland flood and sewer backup cover are typically not in a standard policy and are optional. See IBC and our flood and insurance guide.
  • Snow. The City of Waterloo requires owners to clear sidewalks within 24 hours after snowfall or ice build-up, with a $100 fine, rising to $400 for repeat offences, plus clean-up costs. It also runs a free Assisted Snow Clearing Program for seniors and people with disabilities who cannot clear their own sidewalks. In a condominium or land lease community, ask who clears what.
