Beechwood at a glance

The City's neighbourhood association list names five Beechwood areas in Ward 6 (Central-Columbia): Beechwood Bridle Gate, Beechwood II, Beechwood North, Beechwood Park and Beechwood South. Beechwood West I and II and Upper Beechwood I and II are listed separately in Ward 1 and are not covered here. Beechwood West also has its own City district plan, among those the Official Plan lists as approved.

Because these are association areas, not one planning district, a street that locals call Beechwood may sit in a different area on the City's map. Check the address against the City's neighbourhood map before relying on any page, including this one.

What to look for in Beechwood housing

This page names no specific condominium or townhouse development, because none is confirmed here by the City, a builder or a condominium corporation. Ask the agent or the seller for the following and confirm it in writing.

  • The ownership type. Freehold, condominium townhouse and condominium apartment carry different monthly costs and rules. Our home types comparison and condo buying guide explain the difference.
  • Zoning and site rules. The Official Plan carries site-specific provisions in places. One covers 693 Beechwood Drive and limits the height of an apartment building if one is approved under a low density designation. Ask what the plan and zoning allow next door.

  • Stairs. Count the steps at the entrance and between floors.

Waterloo has no hospital. The nearest emergency departments belong to Waterloo Regional Health Network: WRHN @ Midtown, 835 King Street West, and WRHN @ Queen's Blvd, 911 Queen's Boulevard, both in Kitchener. See the WRHN site.

  • Old Post Park, 307 Craigleith Drive, a neighbourhood park with a playground.
  • Clair Lake Park, 375 Craigleith Drive, classed as an environmental reserve.
  • Stillmeadow Park, 327 Beechlawn Drive, and Keatsway Green, 89 McDougall Road.

Flooding, winter and insurance in Beechwood

Whether a property is regulated for flooding depends on the address. Check GRCA Map Your Property, and note that the Official Plan's Laurel/Clair Special Policy Area follows Laurel and Clair Creeks, so a creek or lake park nearby is a reason to look, not a conclusion.
