Wellesley Township at a glance

Wellesley is one of the four townships in the Region, with Woolwich, Wilmot and North Dumfries. The Township's administration office is at 4639 Lobsinger Line in St. Clements, and its recreation complex is at 1401 Queens Bush Road in Wellesley.

Responsibilities are split. The Township handles local services, planning and permits, parks and recreation and its share of the property tax bill. The Region of Waterloo handles services such as waste collection, public health, regional roads, library service through the Region of Waterloo Library and Grand River Transit. If you are not sure who answers a question about an address, start with the Township office at 519-699-4611.

Housing for downsizers in Wellesley

This site has not found an official source that sets out the mix of smaller homes in Wellesley's settlements, so this section is a list of what to ask, not a description of a market. A smaller home in a township village may be a bungalow, a townhouse, a semi or a unit in a small building. Smaller homes are not always on municipal services, and a move to a rural settlement area often means more driving.

  • Ask whether the home is on municipal water and sewer or a private well and septic system, and who regulates each at that address.
  • Ask where the nearest pharmacy, family doctor and grocery store are, and how you would reach them if you stopped driving.
  • Ask whether the home is freehold or part of a condominium corporation, and for the documents in writing. The guide to condo, townhouse, bungalow or life lease compares the structures.
  • Ask what sidewalk, driveway and road snow clearing looks like in winter and who does it.

The seller disclosure guide explains what Ontario sellers must tell buyers about latent defects.

Flooding, winter and insurance in Wellesley

The Grand River Conservation Authority regulates river valleys, floodplains and slopes across the Grand River watershed. Use Map Your Property for any address, and ask the Township and GRCA what limits apply to building or renovating there. Sign up for Alert Waterloo Region, of which Wellesley is a partner.

Overland flood and sewer backup cover are optional add-ons to a home policy, as the Insurance Bureau of Canada explains. Ask your broker what a specific address qualifies for. Ask the Township what its sidewalk snow rule is for a freehold home. See the flood and home insurance guide.

Private wells and septic systems

Homes outside the village may have a private well and septic system. Ask the Township and the seller who regulates the system at that address, request records and have the well water tested and the septic system inspected before you commit.

Property tax and local programs in Wellesley

Your bill combines a Township share and a Region share. The Township's taxes page refers to the Region's tax relief program for low income seniors and disabled persons and to the MPAC process for senior or disability relief, and says each needs an application with documents. Ask the taxes department at 519-699-4611 or taxes@wellesley.ca about eligibility. Provincial programs are set out in the guide to property tax relief for seniors and on the costs and taxes page.

Questions people ask

Is there a hospital in Wellesley Township?

No. The Township has no hospital. The Region's hospital sites are in Kitchener, where the Waterloo Regional Health Network runs emergency departments at 835 King Street West and 911 Queen's Boulevard, and in Cambridge at Cambridge Memorial Hospital, 700 Coronation Boulevard. Ask your doctor which one they refer to.

How do I get around Wellesley without driving?

GRT lists Kiwanis Transit as the specialized door-to-door service for Wellesley, Wilmot and Woolwich. Kiwanis Transit says riders may be eligible if they are 65 or older, CNIB registered or have a physical or developmental disability, or a temporary disability that affects mobility. There is no ION station in the Township, and you should check the GRT trip planner for any conventional route.

Does Wellesley have property tax relief for older homeowners?

The Township's taxes page points to the Region's tax relief program for low income seniors and disabled persons and to the MPAC process for senior or disability relief, and says both need an application with supporting documents. Contact the Township's taxes department at 519-699-4611 or taxes@wellesley.ca to ask about eligibility before you plan around either one.

Are homes in Wellesley on wells and septic systems?

Some homes in rural areas may be. Which homes are on a private well and septic system depends on the address, so ask the seller and the Township. Ask who regulates the system at that property, request maintenance records and have the water tested and the septic system inspected by a qualified professional before you make an offer.

Which library branches serve Wellesley Township?

The Region of Waterloo Library lists a Linwood Branch at 5279 Ament Line and a St. Clements Branch at 3605 Lobsinger Line. Check each branch page for hours, since the St. Clements branch is closed on weekends and Mondays, according to its page.
