Lakeshore North and Lakeshore South at a glance

The City of Waterloo's open data lists Lakeshore North and Lakeshore South among its 45 neighbourhood association areas, both in Ward 3, which the City names Lakeshore. Lakeshore North also appears as a separate City district plan area. The City does not describe the housing here in a single published profile, so the section on homes below is a list of what to look for rather than a claim about what is for sale.

Smaller homes to look for in Lakeshore

The City does not publish which condominiums or bungalow townhouses are in Lakeshore, so none are named here. When you tour, sort each home into one of these groups and ask the matching questions.

  • Freehold bungalow or semi. Ask about stairs to the entrance, a main-floor bedroom and laundry, and who clears the sidewalk.
  • Condominium townhouse. Ask for the status certificate. The Condo Authority of Ontario says a corporation may charge up to $100 including taxes and must provide it within 10 days. It shows the budget, reserve fund statement, common expenses and any special assessments.
  • Condominium apartment. Ask about elevators, parking and what the common expenses cover.

Getting around Lakeshore

GRT's station map page lists Conestoga among the ION stations, and also lists a bus rapid transit terminal at Conestoga Mall. The Region describes ION as running from Conestoga Station in Waterloo to Fairway Station in Kitchener. We do not name bus routes here, because GRT is the source for current numbers. Health care near Lakeshore

Waterloo has no hospital of its own. Waterloo Regional Health Network runs WRHN @ Midtown at 835 King St W and WRHN @ Queen's Blvd at 911 Queen's Blvd, both in Kitchener and both listed with emergency care. Confirm services and hours on the WRHN site.

Everyday life in Lakeshore

  • Albert McCormick Community Centre. At 500 Parkside Drive. The City describes twin ice pads, community rooms, an outdoor plaza play area and a library branch. See the City's centre list.
  • McCormick library. The McCormick Branch of Waterloo Public Library shares the site with the community centre. Check current hours before you plan around it.
  • Parks. The City's parks data lists Benjamin Park, Twin Oaks Park, Pinebrook Park and Heasley Park within the Lakeshore areas, along with the park at the community centre.
  • Older adult programs. The City runs 55+ programs at the Waterloo Memorial Recreation Complex and the Community Pavilion. Call 519-579-1020 or see the City's sign-up page.

Flooding, winter and insurance in Lakeshore

Whether an address is regulated for flooding varies by lot. The Grand River Conservation Authority regulates river and stream valleys, floodplains and slopes. Its rules apply whether or not an area is mapped. Look up your address on GRCA Map Your Property.

  • The Insurance Bureau of Canada says overland flood cover and sewer backup cover are typically not part of a standard policy and are optional add-ons. See IBC and our flood and insurance guide.
  • Snow. The City of Waterloo requires owners to clear sidewalks within 24 hours after snowfall or ice build-up, with a $100 fine, rising to $400 for repeat offences, plus clean-up costs. It also runs a free Assisted Snow Clearing Program for seniors and people with disabilities who cannot clear their own sidewalks. In a condominium or land lease community, ask who clears what.

Property tax and local government in Lakeshore

The City of Waterloo and the Region of Waterloo both set property tax, billed on one bill. The City lists a 2026 residential rate of 1.432260 percent, made up of City, Region and education portions. It also offers a tax deferral for seniors who receive the Guaranteed Income Supplement and for people receiving ODSP. The City's relief page carries the form.
