Pine Meadows at a glance
The community's website says Pine Meadows is on the north side of Belwood Lake on a 65 acre development, with 195 homes and about 360 residents, and calls it a well maintained community more than 25 years old. The operator is Pine Meadows Retirement Community Limited, and the residents' association, the Pine Meadows Homeowners' Association, says its main purpose is organizing activities and events and that it works with the administration and operations side. The website lists Belwood, Fergus and Elora as nearby and gives Fergus and Elora as less than 15 minutes away and Guelph as 20.
Pine Meadows is not in Waterloo Region, so if your family, doctors and friends are in Kitchener or Waterloo, test the trip before you commit.

What you own and what you lease at Pine Meadows
The association site calls the community 195 leasehold homes. Pine Meadows' FAQ explains that the owner buys the home and leases the land, so the price covers the home and not the lot. It says the lease is for 20 years and can be renewed, that a new 20-year lease can be drawn up when a home is sold and that fee increases follow the annual consumer price index. Those are the community's statements. Which statute governs the lease, and what that means for you, is a question for a lawyer who has read the lease itself.

Homes and layout at Pine Meadows
The website describes bungalows built by Quality Homes. It lists R2000 construction, ground source geothermal heating, full 8-foot basements, attached garages and upgraded insulation and windows. The FAQ lists rules on pets, fences and sheds and on exterior changes, which need approval. Marketing descriptions cover the community, not each home, so ask for the plan, age and service history of the one you view. Geothermal systems in particular need maintenance records and a clear answer on who owns and repairs them.
Ask also how resales work. The FAQ says homes can be listed with a real estate agent, sold privately or sold through the Pine Meadows resale office.
Amenities and clubs at Pine Meadows
The community centre is 10,000 square feet and, per the website, holds a hall with kitchen, a lounge, a library, a games room, an exercise room, a craft room, an indoor pool, a sauna and a hot tub. There is a woodworking and carving shop of more than 1,200 square feet and a very active wood carving club. Outdoors the site lists tennis and pickleball courts, shuffleboard, horseshoe pits, a campfire circle, garden plots and walking trails that connect to other trails. The site also says a 27-hole golf course is just outside the community with leagues, and that theatre, music and cultural events are on offer in nearby Fergus and Elora.

Fees, age and rules at Pine Meadows
Ask for the current schedule in writing and what it covers. The maintenance page says the fee covers common areas, grass cutting and fertilizing, snow removal from roads, parking lots, driveways and the front walkway, water and sewage system maintenance and building operations, and that seven percent of monthly maintenance fees go into a reserve fund. The FAQ says maintenance is charged at cost plus a modest administration fee and that a residents' committee reviews costs monthly. Ask to see the reserve fund balance and how the fee has changed in recent years.
On age, the community calls itself an adult lifestyle community and a retirement community in its own words, and no age number appeared on the pages reviewed. Ontario's Human Rights Code, sections 2, 10 and 15, protects against age discrimination in housing and allows preferential treatment based on age only at 65 or over, and the Ontario Human Rights Commission's policy says no defence permits "adult lifestyle" housing that excludes people under a certain age. Getting around from Pine Meadows
Ask the Township of Centre Wellington and Wellington County about any service to Belwood before you assume you can go without a car. The community describes Toronto as under 90 minutes away and Waterloo and Kitchener among the nearby places; confirm the route you would drive. Its phone number is 519-843-2010. Check the route from the Belwood address and confirm which services you rely on, such as specialists or dialysis, are available there.

Flooding, winter and insurance at Pine Meadows
The community sits on Belwood Lake, so check the address on the Grand River Conservation Authority's Map Your Property tool. Check the exact lot. Pine Meadows is in the Township of Centre Wellington, Wellington County. Ask who is billed the property tax, how the amount is set and whether it is in the monthly fee.
