Downsizing in Doon, Kitchener

Doon sits at Kitchener's southeast edge, beside Highway 401, the Grand River, Conestoga College and the Region's museum. There is no ION station here, so this is a place where bus routes and a car matter more than they do downtown.

The City says that district's policies conserve the architecture and landscapes of the rural character of the former village of Doon.

Homes in Doon: what the plans say and what to ask

The City's Lower Doon secondary plan, consolidated in 2004, says most lands designated Low Density Residential there are to stay single detached housing, with a named exception for multiple dwellings at one Old Mill Road address. It is an old document, so ask the City's planning staff what zoning applies today. The plan also says buildings of historic or architectural value should be preserved.

This page does not name condominium or townhouse developments in Doon South. When you look at one, ask whether it is freehold, a condominium or a rental, and request the status certificate, which the Condo Authority of Ontario says anyone may request for up to $100 including taxes. If the address is in Upper Doon, find out what a heritage permit would cover. Our comparison of home types is a good place to start.

Questions people ask

Is there an ION station in Doon?

No. GRT's station maps page lists Conestoga College Doon Campus as a bus connections hub, not an ION stop. Doon is served by GRT buses, and the library and community centre at 150 Pioneer Drive list routes 10, 16 and 76. Confirm routes for your address on the GRT trip planner.

What is the Upper Doon heritage district?

It is one of Kitchener's four heritage conservation districts. The City says its policies conserve the architecture and landscapes of the rural character associated with the former village of Doon. A property in a district may need a heritage permit for exterior work, so call 519-741-2426 before planning changes.

Is Doon one neighbourhood on the City list?

No. The City's list of planning communities has Doon South and Lower Doon, and Pioneer Park is separate. This page covers Doon South and Lower Doon together because locals use the name Doon for the area.

Is Highway 401 close to Doon?

Highway 401 runs along the edge of the area, and the City's Lower Doon plan refers to the Homer Watson Boulevard and Highway 401 corridor. How a particular address connects depends on the route you take, so test it from the address.
